Dock Repair on Lake Sinclair: Georgia Power Permits, Rules & Cost
Loose boards, a sagging corner, a piling that's rotted at the waterline: dock repair on Lake Sinclair sounds like a weekend job, but Georgia Power treats maintenance of a dock as work that needs its permit. This page covers what Georgia Power requires for repairs, what happens with older docks that don't meet today's rules, the features it doesn't allow, boathouse repairs, timing, and what repairs cost.
Repairs need a Georgia Power permit
Georgia Power's FAQ says "Installation and maintenance of any shoreline structure including docks, boathouses, seawalls and shelters" requires "written authorization in the form of a construction permit." Maintenance is in that sentence, so plan on a permit for repairs, not only for new docks. The good news is in the same answer: "There are no fees associated with a construction permit."
Georgia Power doesn't publish a list of small repairs that can skip the permit. Its advice is "If in doubt, please contact your respective Land Management office." For Lake Sinclair, that's the East Georgia (Oconee/Sinclair) Resources Office in Eatonton, 706-484-7500, by appointment. Ask for the Land Management Specialist for your county.
Older docks that don't meet today's rules
A dock permitted years ago may not match today's rules. Georgia Power's guideline covers that case: "Previously permitted structures that no longer conform with current GPC guidelines can be maintained with minor repairs only." It adds that "GPC will review maintenance applications and issue permits for work that qualifies as minor maintenance."
Today's limits for a Lake Sinclair dock include a maximum of 16 by 20 feet (320 square feet), no more than 50 feet out from the shoreline, no more than a third of the way across a cove, and at least 15 feet from the projected property line. If your dock is bigger or closer than that, it may be one of those nonconforming structures. Before agreeing to anything more than a small repair, ask Georgia Power whether the work still counts as minor maintenance, and what would happen if it doesn't. New docks lists the current rules.
What Georgia Power doesn't allow on a dock
A repair is a common moment to add things. Some of them aren't allowed under Georgia Power's guideline:
- "Other than water spigots, no plumbing is allowed."
- "Metal/aluminum carport covers are not allowed for use as dock shelters."
- "Flood lights are not permitted," and "Underwater lights are not permitted."
- "Elevated lights should be shielded so that the light is cast downward, not outward."
- "GPC only allows one shoreline structure per lot (e.g., a dock, boathouse, boat slip or combination thereof)."
Boathouse repairs and renovations
Boathouses carry a few extra limits that matter when you renovate. Georgia Power's guideline says "Boathouse structures may not be constructed or renovated to allow temporary or permanent residence," and "Hard gas lines from the shoreline to the boathouse are not allowed." For new boathouses, rooftop sundecks are prohibited and the sides must be open. If a repair would change the roof, sides or deck of a boathouse, ask Georgia Power how those rules apply to yours before work starts.
Timing repairs on a full lake
Lake Sinclair is normally held near full pool, so the lower part of pilings and posts stays underwater. Georgia Power's homeowner maintenance drawdowns, the most recent scheduled from October 25, 2025, lower the lake about five feet so owners can repair or replace structures that are normally underwater or hard to reach. The permit rules still apply then. Georgia Power hasn't announced the next drawdown that we could find. See drawdowns.

Questions to ask before a dock repair
- Does this repair need a Georgia Power permit, and who will apply for it?
- Will the dock keep its current size, shape and location?
- If the dock is older and larger than today's limits, does the work still count as minor maintenance?
- Which pilings, frame members and decking will be replaced, and with what?
- Who handles any electrical work on the dock, and are the lights shielded downward?
- Can the work be done at full pool, or does it need low water?
Dock repair questions
Do I need a permit to replace boards on my Lake Sinclair dock?
Georgia Power's FAQ says maintenance of any shoreline structure, docks included, needs a construction permit, and it doesn't list exceptions. Call the Land Management office if you're unsure. The permit is free.
My dock is bigger than 320 square feet. Can I still repair it?
Georgia Power allows minor repairs on previously permitted structures that no longer meet current guidelines. Ask before doing anything more than minor work.
Can I add a sink or a bathroom to my dock?
No. Other than water spigots, no plumbing is allowed on docks under Georgia Power's guideline.
Can I put flood lights on the dock?
No. Flood lights and underwater lights aren't permitted, and elevated lights should be shielded so the light points down.
